A fully restored Mill House and Cottage set in spectacular grounds with views of the Mawddach Estuary and mountains. Glandwr Mill is situated in the Snowdonia National Park on the River Dwynant which is a tributary to the Mawddach Estuary. Originally forming part of the Glan y Mawddach Estsate this stunning Mill House is located on the north side of the estuary between Dolgellau and Barmouth with views to the Cader Idris range of mountains. The Mawddach Estuary is regarded as one of the most picturesque parts of North Wales, indeed by some as the most beautiful in Europe with its attractive coastline and dramatic mountain scenery. The area is renowned for its mild climate with bird watching, boating and fishing on the estuary. In the foothills of Cader Idris and Snowdon there is extensive walking the mountain biking and for the golfing enthursiasts there are courses at Harlech and Aberdovey.
The seaside town of Barmouth offers a comprehensive range of services as does the nearby market town of Dolgellau. Beyond Dolgellau there are good road links for Chester and Shrewsbury which connect to the national motorway network facilitating ease of access to Liverpool, Manchester and Birmingham. Barmouth Station is on the Cambrian line with a rails service to Birmingham New Street and from Pwllheli there is a connection to Bangor from which there is a service to London Euston via Crewe. For air travel Liverpool and Manchester international airports are 93 and 101 miles respectively.

Glandwr Mill occupies a sheltered position beneath a small wooded valley in the most picturesque grounds and through which the River Dwynant flows passing under an attractive arched stone bridge into the estuary. Believed to date in part from the 17th century Glandwr Mill was converted in the mid-20th century and it has recently undergone a comprehensive programme of refurbishment. The property is constructed principally of stone under a slate roof incorporating a verandah at first floor level which connects the Mill House tothe former Granary. To the front of the property is an open fronted and arched portico reminiscent in style to the work of the celebrated architect Clough Williams-Ellis who was responsible for designingg the village of Portmeirion just beyond Porthmadog.

Internally the accommodation, which is arranged on three floors, offers generous and fully modernised family accommodation with the benefit of double-glazing to the majority of rooms and relatively recent oil central heating boiler.

Off the hallway is a well proportioned dining room with bay window, moulded ceiling cornice and dado rail. Beyond the dining room is a fully fitted kitchen with dining area containing wall and base units incorporating a double sink with single drainer, rangemaster cooker with extractor, integrated dishwasher and 2 'fridges. At first floor level there is a spacious drawing room with commanding views across the estuary from an attractive bay window. It has an open fireplace, decorative ceiling cornice, concealed television behind a built-in mirror and Rose sound system. Off the landing is an office and separate study and at the far end against the stairs is a double bedroom complete with en-suite shower room and dressing room with fitted wardrobes beyond which access is gained to a service area. The shower room has a pressurised shower, built-in hand basin, sensor mirror, low flush wc, stone flooring with underfloor heating and heated towel rail.

On the second floor is a master bedroom suite together with 2 further double bedrooms all of which benefit from recently refurbished en-suite bath and shower rooms with underfloor heating. Glandwr Mill is approached via a private tarmacadam driveway with black and white Coach House adjacent to a gated entrance. Beyond the gates the drive passes under a portico onto a gravelled courtyard with parking and turning area.

Against the driveway a series of stone steps and paths lead down to a terraced walled garden with formal lawns and shrub borders fronting the river which runs below an arched stone bridge to the estuary. Wooden bridges provide crossing point over the river to a steeply rising hillside garden containing a magnificent display of rhododendrons, camellias, azaleas, variegated laurel and hydrangeas. Below the hillside garden is a water garden with ornamental pond and fountain incorporating a flagged seating area which catches the morning sun. Behind the Mill House access is gained to an area of mature woodland and an overgrown meadow which includes a potential building plot.

THE RIVER AND MILL RACE
The river cascades down through the woods and incorporates a series of attractive waterfalls and pools. Fishing rights are included and whilst no records have been kept there are brown trout in the river. The flow of the river is controlled by a man-made weir which feeds the mill race/leat. The Mill Race forms a narrow canal which outfalls into the mill pond behind the former Granary with a diversion serving the turbine /generator which provides a private source of electricity.
