Foreword

Walter Lloyd Jones are pleased to act upon the valued instructions of R. Afonwy Bebb Esq in offering the parcel of land herein described for sale by Private Treaty. The instruction has materialised due to the Client concluding that the subject land is presently surplus to his own requirements nevertheless the sale presents a rare opportunity for persons wishing to secure the Freehold Interest in such a parcel of land, and interested parties are advised to inspect the land at their earliest convenience.

We further confirm that the subject land is not subject to any Legal Charge whatsoever and it is anticipated that legal completion could take place imminently upon agreeing a sale, notwithstanding that the Client is under no compulsion to dispose of the asset and that he wishes for the asset to be exposed to the market for sufficient time to fully establish its Market Value.

Location and Situation

The land can be identified by reference to the Location Plan herewith appended. It abuts the A487 Trunk Road adjacent to the Cross Foxes near Tabor, Dolgellau, within the Administrative County of Gwynedd.

Sporting & Mineral Rights

Insofar as the Agents are aware such rights are vested with the Title and held in-hand and will therefore be transferred to the successful purchaser(s).

Boundary Ownership

The advised maintenance, repair and renewal responsibilities are denoted by reference to the inward 'T' Marks shown on the first Plan herewith appended insofar as they are known and established by custom. Nevertheless, the Agents do not provide any warranty in this regard.

Ingoing

None specified. For the avoidance of doubt please note that the relevant apportionment of the Vendor's allocation of Single Payment System Basic Payment Scheme Entitlements will not be transferred to the successful purchaser(s) upon completion. Nevertheless, the said apportionment may well be available subject to separate negotiation based on Market Value.

Easements, Wayleaves, Public Rights of Way, Designations and any other Reservations

The land is sold subject to any legal or equitable Easements, Wayleaves, Public Rights of Way or indeed any other Designations or Legal Reservations. The proposed Conveyance will not stipulate any Overage/Clawback provision in favour of the Vendor should a consent for material change of use be sought post legal completion.

Registered on Rural Payments Wales' Land Parcel Identification System. No warranty is provided expressly or impliedly by the Agent nor the Vendor that the subject land would be approved for improvement / reclamation works by virtue of The Environmental Impact Assessment (EIA) (Agriculture) (Wales) Regulations 2007. Prospective purchasers should satisfy themselves by making the relevant enquiries in this regard.

During daylight hours with a copy of the Sale Particulars to-hand. Please take note that the A487 Trunk Road is traversed heavily at times and please do not compromise your own safety and that of others in parking vehicles in unsuitable places during the course of your inspection.
