|The Property||The property was once part of the Hengwrt estate with the cottage being circa 1600 and probably the blacksmiths as it still has the furnace and large chimneys associated with the estate. The grounds are home to some of the oldest oaks in Wales and are on the Veteran Tree Order to prove. |9 Hole Golf Course||The 9 hole course has the reputation for being one of the most enjoyable courses to play in North/Mid Wales and benefits from spectacular views over Snowdonia and out to sea. The course was carefully designed over 100 years ago with accuracy in mind. Although a par 66, this course is no push over and the four square greens on the 3rd, 6th, 7th and 9th are akin to Scottish links. They often confuse with their subtle borrows and breaks.
There are opportunities to extend the course and any future purchaser is encouraged to ask the owner about the avenues for development that have already been undertaken. With further development it is generally accepted that Dolgellau Golf Club would make an obvious destination for all discerning golfers to fit in with Aberdovey and Harlech (Royal St Davids) as a perfect golfing holiday.
The 8th tee is probably the most memorable (although hard to single out) standing above the course, looking over the Mawddach estuary and over to Cader Idris, one of the largest mountains in Wales.

Dolgellau Golf Club was set up for handicapping and competition purposes and is an autonomous organisation with its own regularised constitution in line with the County and National Affiliation regulations.

|Hen Efail Cottage and Garden||The purchaser of Dolgellau Golf Course will also be the owner of the 400 year old blacksmiths cottage with its own manicured gardens and inglenook fireplace. This recently refurbished stone cottage is a picture book property and would make an ideal home for any prospective purchaser hoping to live the dream of a rural escape. |Greenkeepers Facilities||The green-keepers facilities are below the club room. There is plenty of room for all equipment, washing needs and toilet facilities are already installed. The green-keepers area has vehicular access from the far end of the club house through a twelve foot high roller shutter door.|
|Clubhouse||The clubhouse was completed in 2007 and is situated past the cottage when approaching through the car park. The clubhouse veranda overlooks the first tee and third green and is south facing. The DDA clubhouse provides a light and airy environment with a welcoming atmosphere to golfers and non-golfers alike.
The two storey building was designed to appear as a single storey building from the front in a chalet style. The first floor is mostly open plan and covers 250sq meters. Along with the function room the first floor also contains the kitchen, larder, toilet and soft seating lounge area. The ground floor contains ladies changing facilities and showers, mens changing room and showers, disabled toilet and shower (wet room), beer cellar, store room, boiler room and greenkeepers workshop. The building is constructed from a steel frame with block walls and wood cladding. The roof is from Kingspan and the building has an energy rating of B.
The main public areas of the clubhouse are furnished, fitted and equipped to a good standard.
|Tenure and Possession||Dolgellau Golf Club is freehold.

|Existing Business||Dolgellau Golf Club is a highly regarded golf facility and benefits from an established trading record. Since the current owner bought the property in June 2004 it has established an excellent reputation.
In 2009 the club was leased to a tenant for 3 years which did not prove agreeable to the owner and hence now being offered for sale so that the owner can pursue his other business interests.
It is urged that the incumbent proprietor when doing due diligence should look at the membership per capita and the membership fees to see the room for expansion. It is considered that the club does offer great scope for commercialisation.
|Membership||Annual membership is offered from the 1st April to the following 31st March.

Conferences, Weddings and Functions - Dolgellau Golf Club has established a strong local reputation since the clubhouse was built for functions, private parties and events, accommodating up to 300 not seated or 125 seated.
Dolgellau Golf Club is currently enjoying bookings coming in for 2015 and is already limiting certain dates in the calendar.
Gwynedd Borough Council confirms that the property has been granted and premises license under the Licensing Act 2003.
